Busy trip!
Our November visit to our block at Primrose Sands, Tasmania, saw a lot of very exciting progress towards our 2025 home build. Katie and I met with an electrician to talk smart homes and then with three prospective builders:
- Mat Cook from 42South
- Matt Ferraro-Quin from QuinBuilt
- Cameron Johnstone from CJConstruction
We also visited window companies for advice on styles and types, followed by water tank companies and floor covering companies.
Picking builders
Each builder had prepared draft costs, and the price range was wide – so Katie and I had to discuss what each had included. They also provided references, so we contacted these and in some cases went to recent builds and discussed with owners – very useful, and very positive.
The builders all had great advice about the design and build, and some changes have been made – we are now planning to build on suspended timber not concrete slabs (too much fill needed) on perimeter block walls (plenty of rigidity); and we are working through some recommendations on cost-driven items, like the type of wall cladding which can vary hugely.
While we are not yet locked in, we are confident that there is a front-runner.
Where are we at?
We now have:
- a selected sparkie who is up for working with us on smart home
- a preferred builder with a confirmed ballpark on budget
- a designer locked in and ready to pull all the bits together for Development Application submission
- final bushfire report initiated
- environmental study initiated
- water design initiated for storm- and waste-water
- preferred style of windows (awning)
We also worked out how best to do water tanks – due to the requirement for a dedicated 10,000L supply for fire-fighting purposes this has been complicated.
All up – a great trip! Next stage is to finalise for DA submission… lots of strings to pull together for that, but we are getting close.
